The minimum age of all guests is 25 (children traveling with parents excluded). No unauthorized parties or events. No bachelor or bachelorette groups. Excessive noise is not allowed at any time. Community security patrols monitor noise levels and may issue warnings or fines if volume levels are considered disruptive to neighboring homes. Quiet time is 10pm - 9am. In gated communities, noise or other disturbing behavior will result in a fine after the first warning ($1000-$3000). Warnings apply per entire stay, not per incident. A fee for late check-out may be applied for departures occurring more than two hours after the designated check-out time.
