The minimum age of all guests is 25 (children traveling with parents excluded). No unauthorized parties or events. No bachelor or bachelorette groups. Excessive noise is not allowed at any time. Community security patrols monitor noise levels and may issue warnings or fines if volume levels are considered disruptive to neighboring homes. Quiet time is 10pm - 9am. In gated communities, noise or other disturbing behavior will result in a fine after the first warning ($1000-$3000). Warnings apply per entire stay, not per incident. Early Check-In/ Late Check-Out: A fee plus applicable tax will apply for early check-ins or late check-outs; tax does not apply when the fee is paid in cash.
