The minimum age of all guests is 25 (children traveling with parents excluded). No unauthorized parties or events. Excessive noise is not allowed at any time. Community security patrols monitor noise levels and may issue warnings or fines if volume levels are considered disruptive to neighboring homes. Quiet time is 10pm - 9am. In gated communities, noise or other disturbing behavior may result in a fine after the first warning ($1000-$3000). Warnings apply per entire stay, not per incident. All male or all female groups must be age 30+. No bachelor or bachelorette groups. A fee for late check-out may be applied for departures occurring more than two hours after the designated check-out time.
